Alec and I LOVE Halloween. When we first started dating, he actually told me it was “his favorite holiday.”
And I don’t think I’d go quite that far because, well, Christmas (!!!), but I will say I do love pretty much everything about fall & October. It’s completely up my alley. The cooler weather (I hate the feeling of being overly hot)… the gorgeous trees and all of their changing leaves… driving through all the neighborhoods and seeing porches covered in pumpkins.. All the fall festivals, fun costumes, cider doughnuts (yes pls), sitting outside with a glass of your favorite beverage when it’s finally not 95 degrees... all of it! I’m obsessed.
Over the years, Alec and I have fully committed to dressing up for Halloween, too. Here are a few of my favorites!
Anywho… so I was looking through Downtown Glen Ellyn’s October calendar the other day, saving a few things I wanted us to do, and it made me realize how much is happening alllllllll over the western suburbs this month!
From Elmhurst and La Grange all the way out to Aurora and the Fox Valley, there are SOOOO many great local events and/or things to do (whether as a fam, for date night, by yourself)!
I went through local downtown organizations, municipalities, park districts, chambers and event organizers and pulled together some of the best October happenings I could find.
I did the digging and put everything I could find in one place for all of us to have below!

Elmhurst City Centre Fall Scavenger Hunt | Through October 31

Spark is an independent fragrance-blending + gathering space in downtown Elmhurst, and this workshop combines painting and embellishing a decorative sugar skull with creating 4 custom-scented votive candles!
They specifically designed it around the remembrance traditions of Día de los Muertos rather than treating it like generic Halloween décor, which I really like! Space is limited to 16! My 2 cents: This is the kind of date night I’d choose over another dinner reservation in a second. Make something, have a drink, wander downtown afterward. Done!

Family Storybook Walk at Eldridge Park | October 11, 9 AM
Families walk a 0.88-mile trail while reading Wind Watchers, do a nature scavenger hunt along the way and finish by making a wind chime. It’s free and put on in partnership with the Elmhurst Public Library. So wholesome!

This is SOOOOOO my kind of October event! Lanterns and luminaries light St. John the Baptist Cemetery while local interpreters tell the stories of Winfield residents from the past. Tours depart every 10 minutes, and you can stop through Hedges Station Museum before or after. Free, with donations accepted. Daily Herald

Kids search downtown business windows for pumpkins, ghosts and bats. Once they find at least 20, they can bring the completed sheet to the Downers Grove Public Library for a prize. Okay, now one real-estate note while I’ve got ya…
I have to tell you the thing I find myself saying every single fall, without fail:
Late Q3 - Q4 creates some of the MOST OPPORTUNE buying opportunities of the entire year. Across the board.
And yes, I know what you’re hearing about interest rates right now. That’s real.
As I write this, Freddie Mac’s national weekly average for a 30-year fixed mortgage is 7.28% (as of October 1), up from 7.03% the week before. That absolutely affects monthly payments and purchasing power, and a price point that worked comfortably for someone a few months ago may not pencil the same way today!
BUT! There’s another side of that equation, and it’s the part I don’t think buyers hear enough about (!!!!)
Higher rates change who you’re competing against.
Like I really cannot stress this to you enough.
By this point in the year, no matter the year we’re in, a portion of the buyers who were aggressively searching all spring & summer are simply gone.
Some inevitably finally got their offer accepted and bought a house.
Some gave up and renewed a lease.
Some got tired of losing multiple offers and decided to pause altogether.
Others are looking at today’s rates and choosing to wait.
That does not mean every great home in the city or suburbs that you’re exploring are suddenly sitting around waiting for an offer. Really good properties can absolutely still move quickly.
But, importantly, I do often see the competitive landscape loosen. And that can be incredibly valuable to YOU!
A house that would have had a line out the door in March or April may have a much quieter showing schedule in October or November. Instead of trying to beat 10, 15, 20 other buyers, you may be negotiating against 1 or 2. Sometimes there isn’t another offer at all!
That can mean: more breathing room on price, inspection, closing terms and the dozens of little things that become almost impossible to ask for when a seller has a stack of offers sitting in front of them.
Then there are the listings everyone else stopped looking at.
This is one of my favorite fall strategies with buyers!
A home may have launched earlier in the year at a price that made sense to the seller when spring competition was at its peak.
Maybe they pushed the number a little too far from the get-go.
Maybe buyers didn’t respond to the condition, layout, location or whatever quirky feature of the house.
Maybe they’ve already reduced it once. Now it has 50, 70 or 90 days on market and everyone searching at that price point has mentally moved on. (no bueno to be a seller in this position).
But when I’m working on the BUY-SIDE with you, this is exactly when I start paying even closer attention to any ‘pricier’ inventory that’s been sitting for awhile.
In these cases, this is when I often increase the upper end of my buyers’ search criteria on purpose so we see the homes currently listed above what they told me they want to spend (honestly, I do this year-round, anyway haha).
Why is this a good search tactic to implement as an agent?
Because the list price and the price a seller is ultimately willing to accept are not always the same thing.
A house listed at $800,000 isn’t automatically an $800,000 opportunity. After enough time on market, the seller may be having a very different conversation with their agent than they were 2 months earlier.
I’ve had buyers write offers meaningfully below list price and have them seriously entertained because we understood the listing history, the comps, the activity and the seller’s position.
The strategy is NOT “lowball everything.”
The strategy is:
knowing which listing has become vulnerable,
why it hasn’t sold,
and when the circumstances give us leverage.
And that is a very different thing. Yes, if you secured a deal on a property tomorrow, you may be buying at a higher interest rate. But you may also be buying the house differently.
I would never tell someone to stretch into a monthly payment they aren’t comfortable with because “rates will come down.” Nobody knows exactly what rates will do, and refinancing later is never guaranteed.
What I would say is this: if today’s payment IS at least doable & comfortable for you, a future refinance may be an option if rates improve and the numbers make sense. What you can’t do later is refinance the purchase price you paid for the house. You can’t go back after closing and remove the 12 buyers you had to compete against. You can’t retroactively ask the seller for the credit they refused because there were 4 backup offers.
So for the right buyer, there CAN be a very real advantage to purchasing while a big chunk of the market is choosing to sit on the sidelines.
And if you’re renting, I’m still talking to you! If you re-signed your lease even just a few months ago, I still wouldn’t automatically wait until your lease is over (!!)
Depending on the lease language & landlord situation you signed, a sublease or lease assignment is totally possible, and I’m always happy to help my clients work through that piece of the puzzle!
If we find an unusually good buying opportunity in November, for example, I don’t love the idea of passing on it automatically because your lease ends in March, only to re-enter the market with everyone else next spring.
Sometimes waiting is absolutely the right decision.
Sometimes it isn’t.
The point is that I’d rather we look at the actual numbers and actual opportunities in front of you than make that decision based solely on the calendar.
And for my possible 2027 sellers…

If there is even a 1% possibility that you’ll want to move and sell your home in 2027, it’s in your absolute benefit for us to chat NOW versus me hearing from you in February!
Maybe your house has become waaaayyyyy bigger than you actually need and you’ve started thinking about downsizing.
Maybe it’s the opposite and your family has officially used every last square inch and you’re desperate for more space.

We can photograph or refresh interiors later. We can make improvements and/or talk through paint, repairs, staging and what is actually worth spending money on versus what absolutely isn’t.
The HUGE advantage is having months to make those decisions thoughtfully instead of trying to do all of it 3 weeks before you want a ‘For Sale’ sign in the yard.
